The Home Report

Successful property investing is simple. In order to make a profit you must secure land which you can add value to before selling or refinancing for a profit. The art of property investing can therefore be considered the art of securing land at below market value.
The Housing Act (Scotland) 2006 which came into effect on the 1st December 2008 included the stipulation that the seller of land and property must have a "Home Report" conducted prior to listing the property for sale.
 
A home report is an independent survey conducted by a chartered surveyor which importantly includes an independent valuation of the property in its current state.
Knowing the current market value prior to entering into negotiations with the seller is of such importance that it cannot be understated. It allows us to find motivated sellers who will accept under market offers for quick sales but more importantly it allows us to visualise the value we can add to the property quickly. This means we can look at more investment opportunities in a shorter time frame allowing us to find the highest yielding opportunities easier.

Exit Strategy

Burcote's Scotland Bonds are short term, our projects are always properties that require some small cosmetic improvements in order to realise & add value. ​
Upon receipt of funds our clients are paid out after 4 months their full principle plus interest. This allows us to make several investments in one financial year with the same allotted piece of capital. 
Our exit strategy for our Scotland bonds is as simple as can be. We refinance the property keeping it as a rental asset to add to Burcote's growing portfolio and then pay the investors back their initial investment plus the agreed upon interest.
